You are hereby notified that the items listed below will be considered with action taken by the Carson City Planning Commission beginning at 5:00 p.m. on Wednesday, April 27, 2016, in the Sierra Room of the Community Center, 851 East William Street, Carson City, Nevada.
SUP-16-018* For Possible Action: To consider a request from the Carson City School District (property owner: Carson City School District, Fremont School) for a Special Use Permit to allow a single-faced LED changeable message center display sign on property zoned Public (P), located at 1511 Firebox Rd., APN 010-041-30. (Kathe Green)
Summary: The proposed wall sign would be four feet by eight feet, approximately 32 square feet in sign area. The sign would be in addition to the existing monument sign on the site.
SUP-16-019* For Possible Action: To consider a request from the Carson City School District (property owner: Carson City School District, Mark Twain School) for a Special Use Permit to allow a single-faced LED changeable message center display sign on property zoned Public (P), located at 2111 Carriage Crest Dr., APN 002-101-46. Summary: The proposed wall sign would be four feet by eight feet, approximately 32 square feet in sign area. The sign would be in addition to the existing monument sign on the site.
SUP-16-021* For Possible Action: To consider a request from Bella Lago, LLC (property owner: Bella Lago, LLC) for a Special Use Permit to allow the addition of 64 multi-family apartments within the existing 175-unit Bella Lago Apartment complex on property zoned General Commercial (GC), located at 1600 Airport Rd., APN 008-312-04. Summary: The applicant is proposing to construct 64 additional multi-family apartment units on a vacant portion of the property located within the existing Bella Lago Apartment Complex. A Special Use Permit is required to allow residential uses in a General Commercial zoning district.
VAR-16-022* For Possible Action: To consider request from Bella Lago, LLC (property owner: Bella Lago, LLC) for a Variance to allow the reduction of required open space per unit for residential development in a non-residential zoning district on property zoned General Commercial (GC), located at 1600 Airport Rd., APN 008-312-04. Summary: The applicant is requesting a Variance to allow the required usable open space for the Bella Lago Apartments, including the proposed expansion, to be reduced from 59,750 square feet or 1.37 acres to approximately 40,792 square feet or .94 acres.
VAR-16-024 For Possible Action: To consider a request from Capstone Communities (property owner: Andersen Family Associates) for a Variance to reduce the required driveway approach, minimum parcel size and dimensions, and minimum rear yard setback for single-family attached residential lots in the Multi-Family Apartment (MFA) zoning district, on property located on Little Ln, APN 004-021-13. Summary: The applicant is requesting a Variance associated with the Arbor Villas tentative map under TSM-16-023 for 147 single family attached residential lots to allow for the reduction in required driveway approach from 20 feet to 7.5 feet, the reduction in the minimum parcel size from 6,000 square feet to 1,005 square feet and the reduction in the minimum rear yard setback adjacent to a single family residential zoning district from 30 feet to 20 feet.
TSM-16-023 For Possible Action: To make a recommendation to the Board of Supervisors regarding a Tentative Subdivision Map application from Capstone Communities (property owner: Andersen Family Associates) to create 147 single-family attached residential lots on 10.31 acres on property zoned Multi-Family Apartment (MFA), located on Little Ln, APN 004-021-13. Summary: The applicant is proposing a new townhome community to be known as Arbor Villas, consisting of 147 single family attached residential lots, within the Multi-Family Apartment zoning district.
